When you buy Arizona property from Chaparral Land Co. you can feel confident that you are getting what you pay for. I have been in the land business for over 20 years providing inexpensive, quality acreage to people all over the country. Besides, land sales in Arizona is one of the most highly regulated and closely scrutinized businesses in the country. The properties for sale are all held in trust with First American Title Insurance Company, one of the largest and most respected title companies in the nation. You as a buyer are protected in your purchase in 5 ways:

1. Recorded Sales Documents. Everything is clearly spelled out and all documents are recorded at the Mohave & Coconino County Recorder's office.

2. A complete title insurance policy is issued to the buyer from First American Title.

3. The buyer receives copies of the assessor's and other maps showing the exact location and dimensions of the property being purchased.

4. An appropriate deed is recorded in the buyer's name (deed is held in trust by First American Title until completion of the terms, then issued to the purchaser).

5. All monthly payments are made directly to First American Title to insure proper handling and credit of the buyers funds. For those buying on terms, payment coupons are sent by First American.

There is no qualifying to purchase any of the properties.

You may also pay off the property any time you like. Many people want to pay off their land early in either a lump sum or by making larger monthly payments. That is not a problem, there is no pre-payment penalty, and you do not have to wait until the property is completely paid for in order to use it. Once the purchase agreement has been recorded, it is your property to use and enjoy, or even build on.
